The market is teaching buyers to avoid certain sellers, and a lot of sellers don’t even realize that’s what they’re broadcasting. If you’re thinking about selling your home in Las Vegas right now, this could be the difference between sitting on the market for months and selling for a number you’d love to have.

A few years ago, buyers were making decisions based on the fear of missing out, not careful analysis. Today, they’re evaluating risk. I don’t think buyers themselves have changed. I think the world they’re living in has changed.

The margin for error is gone. Think about the difference between losing $100 when you have $10,000 in the bank versus losing that same $100 when it’s all you have. It’s the same amount of money, but the risk feels completely different, doesn’t it? That’s what’s shifted. Buyers no longer have the margin for error they used to, so they’re paying far more attention to anything that looks or feels uncertain.

The question buyers are really asking. When a buyer walks through your house now, they’re not just asking, “Do I like this house?” They’re asking, “What problems am I inheriting?” Not because they don’t like the home, but because they simply can’t afford another surprise.

Nobody relaxes on the “probably fine” plane. Picture boarding an airplane and the pilot gets on the microphone and says, “Everything is probably fine.” How many people on that plane actually relax? None, even if everything is perfectly safe. The problem is that a lot of sellers are asking buyers to board exactly that plane. Buyers need to feel sure before they commit, and “probably fine” is not good enough.

In 2021, buyers feared missing out on a house. In 2026, they’re afraid of buying the wrong one. When people are afraid of making a mistake, they need more reasons to buy your house, not fewer.

And here’s the part most sellers miss: a buyer doesn’t need proof that something is wrong to walk away. They only need enough uncertainty to justify avoiding your house.

What walking away really looks like. I recently had a buyer interested in a property that had been on the market for five or six months. He asked the seller to release the property disclosure and the HOA financials upfront, before he put up his earnest money.

The seller said no, put up the earnest money first, and then I’ll release the information. The seller saw that as a way to protect himself. The buyer saw it very differently and walked away. The seller’s refusal to share that information, all by itself, became the information the buyer needed to make his decision about that property.

On a similar property I had listed, we did the opposite. We released everything upfront as part of the marketing: a full inspection report, a complete repair history with receipts, all the warranty information, and a full HOA disclosure package.

That listing went from listed to sold in 22 days, and it outperformed homes that had been sitting for up to eight months. Same market, same buyer pool. The difference wasn’t the property. The difference was how simple and safe we made it feel to say yes.

The market is rewarding the least scary decision. It’s not always about the prettiest house. It’s about the least scary decision. Most sellers who haven’t been able to sell their home this year aren’t doing anything wrong on purpose. Usually, they’re just following advice that used to work. Today, you need a different approach.
